How it works
- 01
Pick a territory, which is whatever one public feed covers, and the trade you work.
- 02
Each morning we read that jurisdiction's open-data feed and tag every permit for the work that comes next; the last query, Oct 26, 2:07 AM ET, kept 7,272 permits across 6 feeds, 2,004 of them tagged for a trade.
- 03
The email arrives with the rows, each one linked to its public record, and a one-click unsubscribe.
Coverage
Six jurisdictions publish machine-readable permits with no login; those are the six we sell, labelled by what each feed covers. Counties without a feed, and the parts of Lee, Orange and St. Lucie outside the three cities, are not covered.

Exclusivity is among our subscribers, not over the data: permits are public records and anyone can read the city's feed. It runs quarter to quarter, use it or lose it; a lapsed or cancelled plan releases its zips.
- $1 for the first 7 days. Your plan starts on day 8 unless you cancel from any email footer.
- Cancel from the footer of any email, one click.
- No partial-month refunds; the month you paid for runs out.
Questions
- Where does the data come from?
- The ArcGIS and Socrata open-data endpoints each jurisdiction publishes. Nothing is scraped from a permit portal, and nothing comes from Zillow or Realtor.
- How fresh is it?
- As fresh as the feed, and each email prints the feed's own last-edit time. When we queried (Oct 26, 2:07 AM ET) those times were: Miami-Dade County Oct 25, 8:35 AM ET; City of Miami Oct 25, 9:02 AM ET; City of Cape Coral Oct 25, 9:50 PM ET; City of Port St. Lucie Oct 25, 7:46 AM ET; City of Orlando Oct 25, 11:53 PM ET. Manatee publishes no edit timestamp, so we show its newest issue date instead. That is one query, not a week of them, so we do not yet say how often any feed updates or when the email goes out.
- What is a “follow-on signal” and a “same-trade permit”?
- Florida law makes a pool permit a leading indicator: FS 515.27 requires a barrier, an approved cover, exit alarms, self-closing doors or a pool alarm before final inspection, and the screen-enclosure and paver permits on the data pages show how often a cage and a deck follow. A pool or new-home permit is someone else's; the pool barrier / fence work that follows is a lead, and we call it a follow-on signal. A permit already pulled for pool barrier / fence work is a competitor's job; it is listed too, marked “same trade” and counted separately, as market intel.
- Why not the Notice of Commencement?
- It is earlier than the permit: FS 713.13 has the owner record a NOC before the work commences, and FS 713.135 holds the first inspection until the building department has a copy on direct contracts over $5,000 (the thresholds, with the statute text). The clerks publish it on a lag and not everywhere for free, so it is planned for a later release, not in this one.
- Refunds and cancelling?
- $1 for the first 7 days. Your plan starts on day 8 unless you cancel from any email footer. After that the month you paid for runs out; no partial-month refunds, no calls.
- Who can subscribe?
- Licensed contractors. A DBPR licence check for the trade you pick is planned and is not built yet. Owners named in public records are never contacted by us.
